Cool Aid is grateful for all of the comments and feedback received by the community and our neighbours in creating a shared vision for the redevelopment of 3020 Douglas. We are excited to have reached the stage where we can share you with more detailed plans for the new development and we invite you to join us on Monday, August 13th at 7 pm at the Burnside Gorge Community Centre – 471 Cecelia Road.

Through these consultations, Cool Aid is providing a unique opportunity for community members to have meaningful influence into the design and commercial amenities for this new development.
Cool Aid’s interest in this level of community engagement is part of our commitment as an active and contributing member of the Burnside Gorge community. We have a vested interest in supporting community economic development in Burnside Gorge for the benefit of our residents and staff living and working in the area.
The entire 3020 Douglas site will be developed in two phases with the rear portion fronting on Burnside to be developed as Phase One. Phase One will be comprised of 52 supportive housing units and the additional residential density could mean another 80-90 units of affordable rental housing. An additional 56,000 square ft of commercial space is allowable as part of Phase One. The design process and further due diligence undertaken between now and April will confirm the density that we will ultimately achieve on the site.
3020 Douglas is part of an area under transition. This project will introduce higher density residential which will animate the area and benefit the community in terms of increased local economic activity.
